A tenant improvement allowance can be entered in the lease incentive field with the initial lease. Then, when the TIA amount changes, you'll enter that change as a revision, by clicking "Edit lease", updating the Lease Incentive amount, and using a revision booking date of when the event occurred, or your first open period.
