This report lists accretion and amortization by period (calendar month, fiscal period, or fiscal year) for the entire life of each ARO. You may report each ARO individually or combine all AROs for a lease.
Report output
For each lease (or individual ARO, if selected) active during the report period specified, six columns are shown. At the top, the initial ARO, discount rate used, and estimated after-inflation cost to remove are displayed. Month by month, or for each fiscal period, for the life of the lease, the accretion expense, non- accretion changes in ARO, cumulative ARO, depreciation expense, and net Asset Retirement Cost asset are displayed. If the report is run by fiscal period, two more columns show the fiscal period and year on a spreadsheet; text output doesn’t have enough space for this.
For spreadsheet output, the current month (defined as the month of the starting date for the report) is highlighted in yellow, and the accretion and depreciation expense for the current month are shown at the top of the section for the lease (row 4). If there are changes and you create an Excel spreadsheet (as opposed to an xml or csv file), a comment is attached to the cell with a change to detail the reason for the change (addition, termination, revision, or rate change).
Spreadsheet output can be laid out horizontally (each lease or ARO to the right of the prior record) or vertically. If you choose horizontal output and you have too many leases with ARO to fit in the number of columns Excel provides (256 for .xls format files, 16,384 for .xlsx format files), EZLease creates additional tabs for the additional leases.
If you create PDF output, each ARO (or lease) is displayed vertically.

Type of leases to use
You may limit the report to just the Finance leases, just the Operating leases, or use both (default). This option is not displayed for reports that include only finance or only operating leases. If a lease is part-capital, part-operating, the appropriate portion is included if you choose one or the other.
ARO Details
You may see AROs combined by lease, or listed individually.
Group of leases to use
You may choose All leases, a Group of leases starting with the same character(s), or a Single lease. If you choose Single lease, a popup displays the leases in the database; choose the one you want. If you choose Group, you are prompted for the beginning character(s) to search for.
Output to
- Preview/ PDF - the report displays on the screen, and can then be saved to My Files and downloaded. PDF reports are not well suited for filtering/ manipulating outside of EZLease.
- Spreadsheet - this report is specifically designed to filter or manipulate outside of EZLease; each account of a journal entries transaction is displayed on a single line, so you can select, sort, and sum results. The same information is provided as on the PDF report, but the layout is considerably different to facilitate data manipulation. If you select spreadsheet output, you are prompted to specify an output filename.

Active as of date
Only leases that are active on the date specified (that is, the lease’s begin date is before this date, and its end date, and early termination date if any, is after this date) are included in the report. If you wish to include all leases, no matter when they are active, select the List leases active any time check box.
List lease active any time (List all leases)
If this box is checked, then all leases in the database are listed, no matter when they start and end. If this is checked, the Active as of date box is grayed out, because the date in it is not used.
Extend Non-Terminated AROs Until at Least
Since AROs continue until explicitly terminated, you can choose to extend the accretion tables past the scheduled end date. Any ARO that isn’t explicitly terminated which has a scheduled end date before the date specified will be extended. Only accretion of the liability is recognized after the scheduled end date; the asset remains, fully depreciated.
Ignore early terminations in schedule
By default, if the lease has an early termination, the schedule stops at that point. Check this box to ignore the early termination and see the schedule as if the lease will continue until normal expiration.
Report Periods By
You may have the schedule display one line per calendar month, per fiscal period, or per fiscal year. (Fiscal dates are set in System Options, Fiscal Dates tab.)
Display AROs on Spreadsheet
This option is enabled only if you select spreadsheet output. If you choose horizontally, the second ARO is displayed to the right of the first (in columns I-N). If you have too many leases with ARO to fit in the number of columns Excel provides (256 for .xls format files, 16,384 for .xlsx format files), EZLease creates additional tabs for the additional leases. If you choose vertical output, the second ARO is displayed underneath the first. If the number of rows needed exceeds 65536 for a .xls format spreadsheet, EZLease creates additional tabs.

Click this button to get a secondary screen which allows you to select special groups of leases.
