All reports offer multiple options to select leases and set up the report. Most also offer report-specific options.
Select the report you want from the Report menu of the main EZLease screen. For all reports, the following options are available:

Report title (Optional) |
Enter any title you want to give to the report. The type of report is always displayed at the top left corner; you can use this title to describe the report (such as “Period 2, Midwest Division”). |
Type of Leases to Use |
You may limit the report to only Finance leases, only Operating leases, or use Both (the default). This option is not displayed for reports that include only finance or only operating leases. If a lease is part-capital, part-operating, the appropriate portion is included if you choose one or the other. For ASC 842, IFRS 16, and GASB 87, short-term and low-value leases are considered operating. |
Detail/Totals |
You may choose whether to get lease by lease detail, or just the totals for all leases. This option is not shown for the classification summary or listing reports, because it is not meaningful for them. |
Group of Leases to Use |
You may choose All leases, a Group of leases starting with the same character(s), or a Single lease: If you choose Single lease, a popup displays the leases in the file; choose the one you want. If you choose Group, you are prompted for the beginning character(s) to search for. This search is case-sensitive; if you want a case- insensitive match, use the Special Options lease number selection option. Other groups can also be selected in Special Options. |
Accounting Method |
All accounting reports offer the option to run the report according to the old accounting standards (FAS 13, GASB 62, or IAS 17, depending on whether you have chosen USGAAP, GASB or IFRS accounting in System Options) and the new standards (ASC 842, IFRS 16, or GASB 87). While accounting under the old standard is no longer valid after the implementation date (usually 2019), EZLease still permits you to create reports using the old standards, for comparison purposes. If you choose the new standard, reports run for dates before the transition date (1/1/2019 or thereabouts, as set in System Options) will be according to the old standard; once the transition date is reached, the leases will be converted to the new standard. A report that includes the actual transition date will show the transition activity required to convert each lease. |
Output To |
Preview/ PDF: This creates a preview/pdf report that displays on the screen within the user-interface. These reports can then be exported (and which can then be exported in HTML, PDF, Rich Text Format (.rtf), Microsoft Word® (.doc), Microsoft Excel® (.xls or .xlsx), and Crystal Reports (.rpt) formats). Please note that the Excel output exported from a text report is laid out the same way as the text report, which is generally not well-suited for sorting and otherwise manipulating the data inside Excel. If you export a text report, please wait for the “Export completed successfully” message to display before continuing with EZLease. If you have several hundred or more leases, text reports can take a long time to display; EZLease warns you if your report is likely to be more than 500 pages. Spreadsheet: This option creates a spreadsheet version of the report, in .xlsx format. Spreadsheet reports are formatted similarly to Preview/PDF reports; however, they're specifically designed to manipulate the report data from inside Excel. A lease (or report period) is displayed on a single line, so that you can select, sort, and sum results. The same information is provided as on the preview/pdf report, but the layout is considerably different to facilitate data manipulation. As a general rule, the spreadsheet format includes all the fields shown in the preview/pdf layout, as well as all primary descriptive fields (if you have checked the "Descriptive fields in all spreadsheet output" box in System Option. If you select spreadsheet output, you are prompted to specify an output filename. When specifying the file name, you also have the option to create a text-only comma-delimited file (.csv). Note: You can select whether the spreadsheet output should be generated as an Excel file (.xlsx)* or as an XML-format spreadsheet (.xml) in System Options. *Output in Excel format requires that you have a licensed copy of Excel on your computer. |
Starting date |
Enter the beginning day of the first period of the report. |
Ending dates |
Fixed: Select Fixed if you want one or more whole calendar periods: months, quarters (3 months), years, 28-day (4-week) periods, or 35-day (5-week) periods. Select Fiscal to use fiscal periods (calendar months or 4- or 5-week periods based on your company’s calendar, as entered in System Options). Select Variable if you want to enter each report end date. If you choose Fixed, select which type of period (months, quarters, years, or 28- or 35-day periods) and how many of those periods you want. The end date of the last report period is automatically calculated and displayed. The default is 1 month. You may enter up to 999 periods. Fiscal: If you choose Fiscal, the fiscal date pattern you specified in System Options is used. Specify the starting fiscal period, then whether the report period(s) should be a single fiscal period each, a fiscal quarter, or a fiscal year. The start and end dates for the entire report are shown immediately below. The default is the current fiscal period. Variable: If you choose Variable, you may enter any number of end dates. If you wish to enter more than one date, press Enter once you have completed a date entry, and another date appears. Dates are immediately sorted if you enter a new date that is earlier than the previous date. To delete a date, click on it to highlight it, then press Delete. |
Active As Of Date |
This is provided only for the Amortization, Future Minimum Rents, Classification, Current Rent, and Listing reports. Only leases that are active on the date specified (that is, the lease’s begin date is before this date, and its end date, and early termination date if any, is after this date) are included in the report. If you wish to include all leases, no matter when they are active, select the List all leases check box. |
List leases Active Any Time |
This is provided only for the Amortization, Classification, and Listing reports. If this box is checked, then all leases in the file are listed, no matter when they start and end. If this is checked, the “Active as of date” box is grayed out, because the date in it is not used. |
